ABOUT US

TriCorp Investments is a privately funded, full service real estate development firm that offers turnkey development, acquisition, and tenant rep services on a national basis. The company was formed in 2010 as a partnership between Tricore Partners and Baldridge Properties (private investment and retail developer) that has owned and operated commercial real estate since 1970 throughout the United States. Transactions have included hundreds of single tenant build to suits and numerous banks, drug stores, and convenience stores. Founded in 2002, Tricore Partners focused exclusively on retail real estate development- successfully completing projects with most major retailers in the industry ranging from Target, Kohl’s, & Best Buy to CVS & Starbucks. It is worthy of mentioning that the firm’s principals made a strategic decision to divest all portfolio holdings prior to 2008 in order to be well capitalized. This subsequently left the firm with zero legacy assets and the ability to be progressive moving forward.

The two firms have executed over $300 Million in transaction volume. Our real estate development and investment skills are comprehensive due to the team’s depth of experience- over 75 years combined years, diversity within the industry, and knowledge. Significant capital resources, ability to react quickly, and sound reputation give us a competitive advantage.

TriCorp specializes in the development and leasing of retail properties for growing regional and national tenants. We are a tenant-driven organization that specializes in ground up retail and restaurant projects on a preferred developer, build to suit, and fee development basis. Moreover, on a select basis, we represent retail clients with all their brokerage expansion needs via full service tenant representation.

We have completed build to suit projects with over 50 brands in locations spanning the southeast including single tenant buildings, multi-tenant, conversions, redevelopments, neighborhood strip centers, grocery anchored centers, and power centers.

By providing tailored services to compliment in-house real estate teams, we understand the importance of on time deliveries which result in increased sales weeks.

MEDICAL

In time, change meets opportunity. We have coupled our knowledge in the healthcare industry, capital resources and experience to meet the overwhelming needs of our increasing senior population.

TriCorp’s focus is delivering full-service healthcare facilities that will cater to medical services demanded by a particular trade area. Tenant focus is credit, multi-unit operators and hospital systems. A sampling of contributing medical uses will include; urgent care, pharmacies, dialysis clinics, blood labs, physical therapy, dental clinics, orthopedic, and pediatric uses.

Projects can be delivered via new construction or acquisition/rehab depending on anchor tenant objectives and target customers. Lastly, when needed, our firm can help medical groups conceptualize and design efficient prototypes while also defining and implementing strategic growth initiatives in target markets.
